The Chinese government has no intention to substantially slow the pace of economic growth. Analyst Clement Luk of Centaline Property Agency Ltd.: (“那些在等待一些真正改变的人可能还要再等待一段时间了。现在中国政府还没有持续放慢中国经济发展节奏的意图”中原地产分析师Clement Luke说道) China’s leaders won’t make major policy changes because they are preoccupied with economic growth and social stability, overriding concerns that rising property prices are forming a bubble, said Clement Luk, an analyst at Centaline Property Agency Ltd. in Shanghai. So it's obvious that there's a bubble. But the problem is... Any bubble can go on A LOT longer than you might think. Reason is that you buy just the "shell" of a house in China. It's basically bare concrete wall inside the flat. You need to lay tiles/carpet, paint the walls, install cabinets, curtain, light fixtures and even toilets. Therefore, most of these flat remain empty rather than being rented out. (我谦逊的预测是,一旦愤怒的中国中产阶级涌向街头抗议,一旦中国的房地产市场与证券市场泡沫破灭以后,中国政权将会面临一次严重动荡) 原文是中国会像苏联一样,形成政治灾难,解体成很多独立小国。。。我认为这个倒是不可能,但是政权动荡倒是有可能的,不过西方国家的人看来还是没有看透中国人的性格和中国的体制。在中国抗议与游行示威是非常难实现的,退一步来讲,真的有人走向街头来控诉的话,怕是又要形成20多年前的那场政治风波了,兴许更严重。 站在这个立场上来讲,国家还是不得不重视一下。 关于中国房价上涨的原因 1.There are also demographic factors. (也有一些人口的因素) Due to the shortage of women, men in China feel they need to buy a home in order to get married.(由于中国女性资源的短缺,在中国的男人感觉他们需要通过买一套房子来解决婚姻问题) ☆─────────────────────────────────────☆ tczm642 (mythomania) 于 (Sun Apr 11 00:14:41 2010) 提到: 人口因素只是加剧了这种现象,关键还是体制的因素 1.政府控制土地所有权,享受土地收益权,靠买地增加财政收入(缺乏约束机制) 2.银行体系(特别是国有银行)可以根本不考虑风险问题,疯狂放贷,反正不担心破产(缺乏约束机制) 3.房产公司乱炒房价,有点像大危机时资本家宁愿把牛奶倒进海里,也不施舍穷人(市场失灵) 4.高房价促使民间资本涌入追高,高房价居高不下(预期自我实现) 5.商业模式使然,当大家已经习惯了贷款买房时,高房价其实是消费者消费能力的过度透支(市场失灵) 另外,版主这些文章在哪看的?
